The City is seeking community feedback on a planning proposal to reduce the minimum lot size and adjust the land zoning and terrestrial biodiversity maps at Lindsays Road, Boambee (Lot 4 DP 1049350, Lot 15 DP 861057, and Lots 101 and 102 DP 732172).
The proposal will enable future subdivision of the land the for large lot residential purposes.
Amendments to Coffs Harbour Local Environmental Plan 2013 will:
reduce the minimum lot size applying to the subject land that is within Zone R5 Large Lot Residential from one hectare to 5,000m2; and
adjust the Land Zoning Map and the Terrestrial Biodiversity Map, to better reflect the land’s capability for large lot residential purposes and to more accurately reflect the location of high conservation value land.
Amendments to Coffs Harbour Development Control Plan (DCP) 2015 are also proposed to align with the land use zoning changes. These amendments relate to front, side, and rear building setback controls.
