The City is seeking community feedback on a planning proposal to reduce the minimum lot size at 82 Smiths Road, Emerald Beach from one hectare to 5,000m2.

The proposal will enable a development application to be made for subdivision of the land into two residential allotments for large lot residential purposes.

Amendment to Coffs Harbour Local Environmental Plan (LEP) 2013 will:

• Amend the Lot Size Map (Sheet LSZ_005E), as it relates to the land at Lot 1 DP 1220096 No. 82 Smiths Road, Emerald Beach, from one hectare to 5,000m2.

What Happens Next

After the exhibition wraps up, we will review all the feedback. The final proposal will then go to Council for consideration of endorsement.
