This planning proposal relates to land located at 14-22 Smiths Road, Emerald Beach (Lot 1 DP 726095). The intended outcome of this planning proposal is to amend the minimum lot size for the site from 1 hectare to 5000 m2 (as shown on Coffs Harbour Local Environmental Plan (LEP) 2013 Lot Size Map Sheet LSZ_005E). The site contains an existing approved detached dual occupancy. The proposed adjustment to the minimum subdivision lot size that applies to the property will allow the buildings to be separated via a two-lot Torrens Title subdivision.
