Planning Proposal PP_2019_COFFS_001_00 to facilitate Lot 111 DP 730304, 7 Tasman Street Corindi Beach, for low density residential and tourist residential purposes; and/or

- amend Coffs Harbour LEP 2013 by changing the zoning of Lot 111 DP 730304 and the adjoining road reserve from Zone RU2 Rural Landscape to part Zone R1 General Residential and part Zone R2 Low Density Residential;
- enable motel extensions to the existing tavern located on the northern part of Lot 111 DP 730304, along with a residential subdivision on the southern part of the property; and
- ensure that the rezoning is consistent with the broad strategic direction for the locality as described by the North Coast Regional Plan 2036 and Council’s Local Growth Management Strategy (2020).
- rezone Lot 111 DP 730304 from Zone RU2 Rural Landscape to part Zone R1 General Residential and part Zone R2 Low Density Residential, and
amend the relevant lot size map accordingly.

Council is committed to openness and transparency in its decision making processes. The Government Information (Public Access) Act 2009 requires Council to provide public access to information held unless there are overriding public interest considerations against disclosure. Any submissions received will be made publicly available unless the writer can demonstrate that the release of part or all of the information would not be in the public interest. However, Council would be obliged to release information as required by court order or other specific law.

Local Environmental Plans (LEPs) guide planning decisions for local government areas and are the main planning tool to shape the future of communities and ensure local development is done appropriately.
What MAPPING amendments are proposed for Coffs Harbour Development Control Plan 2015?
A development control plan (DCP) provides detailed planning and design guidelines and associated mapping to support the planning controls in the Local Environmental Plan (LEP).
It is necessary to amend maps contained within Coffs Harbour DCP 2015 to align with the proposed LEP amendments contained in this planning proposal. Updates will be made to the density, front, side and rear setbacks maps contained within Coffs Harbour DCP 2015. The draft DCP mapping amendments can be viewed HERE.
Has the NSW Department of Planning, Industry and Environment endorsed these LEP Amendments for public exhibition?
On the 14 August 2019, the Minister for Planning and Public Spaces determined pursuant to section 3.34(2) of the Environmental Planning and Assessment Act 1979 to issue a Gateway determination for Planning Proposal PP_2019_COFFS_001_00 and authorised Coffs Harbour City Council to exercise its delegation to make the Plan. In accordance with the Minister’s determination and Council’s resolution, the planning proposal is now publicly available for community consultation.
