The City is seeking community feedback on a planning proposal to reduce the minimum lot size and increase the area of Zone C2 Environmental Conservation where land is identified as high environmental value, applying to land at 203 North Bonville Road, Bonville.
The proposal will enable future use of the land for large lot residential purposes.
Amendments to Coffs Harbour Development Control Plan (DCP) 2015 are proposed to align with increased area of Zone C2 Environmental Conservation on the land. These amendments relate to front, side, and rear building setback controls.
Amendments to Coffs Harbour Local Environmental Plan 2013 will:
amend the Land Zoning Map to increase the area of Zone C2 Environmental Conservation where it is identified as High Environmental Value (HEV).
amend the Lot Size Map for land within Zone R5 Large Lot Residential from a minimum lot size of 1 hectare to 4,500m2.
amend the Lot Size Map for land currently within Zone R5 Large Lot Residential that is proposed to be rezoned to Zone C2 Environmental Conservation from a minimum lot size of 1 hectare to 40 hectares.
amend the Terrestrial Biodiversity Map to align with the amended Zone C2 Environmental Conservation.

After the exhibition wraps up, we will review all the feedback. The final proposal will then go to Council for consideration of endorsement.
